Site & Planning

Site address and title number ★ Planning permission (decision notice + approved drawings) ★ Section 106 agreement (if applicable) CIL liability assessment Building regulations approval (or application) Site surveys (topographical, environmental, ground conditions) Contamination / flood risk assessment (if flagged)

Costs & Financials

Purchase price (or current ownership details) ★ QS cost plan or detailed build cost estimate ★ Build programme / timeline ★ Professional fees breakdown Contingency budget (7.5–10% recommended) Contractor tender(s) or quote

Sales & Values

GDV by unit type ★ Agent's letter or comparable sales evidence ★ Unit mix schedule (beds, sqft, values) Sales strategy (phasing, pricing, marketing plan) Any pre-sales or reservations

Developer Profile

Personal CV / track record of projects ★ Company details (Companies House number, structure) ★ Personal net asset statement ★ Proof of equity / source of deposit Passport / ID (for AML checks) Last 2 years' accounts (if company has history)

Professional Team

Architect appointed ★ Contractor identified (or 3 tenders in progress) QS / cost consultant appointed Solicitor instructed ★ Selling agent appointed Warranty provider identified (NHBC, Premier, etc.)
