For Solicitors

Solicitors — Introducer Partnership

Your property developer clients need specialist funding. You handle the conveyancing, the facility agreement review, the security — but who finds the best lender? Introduce them to us and we'll handle the finance, professionally and discreetly.

Property and commercial solicitors are often the first professional to know a client is taking on a development — frequently at the point of site acquisition, well before any funding application has been made. That early sightline is valuable. A developer introduced to a specialist finance broker at acquisition stage, rather than scrambling for a lender after exchange, almost always ends up with a cleaner transaction and better terms.

We work alongside conveyancing and real estate teams across the UK, taking the funding workstream off your desk while you retain the legal instruction. We never recommend solicitors to our clients and never act on the legal side — so there is no conflict and no competition for your fee, only a smoother transaction for a shared client.

FAQ

Solicitors — common questions

Will you take our client away from us?

No. We arrange development finance only. We never recommend or introduce solicitors, and your client stays with your firm for all conveyancing, security and facility-agreement work on the transaction. Our role complements yours — it never competes with it.

When in a transaction should we introduce a client?

As early as possible — ideally at heads of terms or the point of site acquisition. Development finance takes longer to arrange than a residential mortgage, and an early introduction means indicative terms can be in place before exchange, avoiding a stalled completion.

How is the introduction fee handled?

We pay a fee on every completed deal, settled promptly once the facility draws down. It is a straightforward arrangement documented in advance — no retainers, no obligations, and no cost to your client.
