Terms of Business

Funding Developers Ltd (Company No. 09221311), trading as developing.fund, is a specialist development finance broker registered in England and Wales.

We arrange unregulated commercial property finance. We are not a lender. We do not provide regulated financial advice. The finance we arrange is not regulated by the Financial Conduct Authority (FCA).

We provide the following services:

• Development appraisal preparation
• Sourcing and recommending development finance, bridging finance, mezzanine finance, equity finance and forward funding
• Negotiating terms with lenders on your behalf
• Managing the finance process from application to drawdown
• Ongoing support during construction and exit

Our standard broker fee is 1–2% of the gross facility amount, agreed in writing before we commence work on your behalf.

Our fee is payable on completion — when the loan facility draws down. We do not charge upfront fees, retainers, or application fees.

In some cases, we may also receive a commission or procurement fee from the lender. Where this applies, we will disclose it to you.

If you withdraw your instruction before completion, no fee is payable unless otherwise agreed in writing.

By instructing us, you agree to:

• Provide accurate and complete information about your project and financial situation
• Inform us promptly of any material changes to your project or circumstances
• Not approach lenders directly in respect of facilities we are sourcing on your behalf
• Pay our agreed fee on completion

We act as a broker and intermediary. We do not guarantee that finance will be available or that any specific terms will be offered. Lending decisions are made solely by lenders.

We are not responsible for the actions or decisions of any lender, valuer, solicitor, or other professional party involved in the transaction.

Our liability for any claim arising from our services is limited to the fee paid to us for that transaction.
